A If you have a pre 15^th January 1989 tenancy you may be a tenant who has protection under the rent acts.
If your landlord applied to a rent officer after 1.2.99 then the rent increase is limited to:

Percentage change in retail price index (inflation) since the rent was last registered AND
An additional 7.5% for the first application after 1.2.99 and 5% for any further applications.

Local market rent for a similar property
Less for any improvements carried out by you
Less for any disrepair
Less an amount for scarcity
